Payment Terms:

60+ day advance Bookings
Property booked prior to 60 days in advance can be held for $150.00.
A payment equal to 1/2 the total rental will be required within 30 days of your arrival. We will attempt to
notify you near this time. If payment is not made your booking may be cancelled with possible forfeiture of
your down payment.
Approx. one week before arrival we will notify you to make the final payment.

In the event of a cancellation a mandatory $50.00 cancellation fee will be charged. If the property cannot be
re-rented for the entire time slot the $150 will be forfeited.
We require a $
250.00 security deposit to be mailed prior to your arrival (address above).

Under 60 day advance Bookings (normal bookings)
1/2 of the rental amount is due at the time of booking.
We will contact you approx. one week before your arrival for you to make the final payment.
a $50.00 dollar cancellation fee will apply to any cancellations. If the property cannot be re-rented for the
entire time slot a loss of payment will occur.
We require a $
250.00 security deposit be sent to the address above prior to arrival.


PLEASE BE AWARE THAT TRIP INSURANCE IS AVAILABLE AT YOUR OWN CHOOSING AND AT YOUR OWN   
EXPENSE.

TERMS & CONDITIONS


CHECK IN/OUT TIMES: In 3:00 Out 12:00. If the home is not rented and our cleaning crew schedule permits, we can try  
to extend check out time and allow an earlier check in time. You must call the office in advance to see if this option is   
available.

PROPERTY DAMAGE: This rental property is a private residence and you agree to indemnify the owner(s) for any loss
to the property or its contents that occur during your stay. The guest (principal signer) will be responsible for all
damages accidental or malicious.

SECURITY DEPOSIT: One nights rental fee is required and will be refunded within 15 days of  your departure provided
the property is left in good condition. If there are damages, you will be contacted. If the home is left in a dirty or
unsatisfactory condition, a $75.00 cleaning fee will be charged.

CANCELLATION POLICY: There is a $50.00 cancellation charge. Any cancellations will result in forfeiture of your initial
deposit unless the property can be re-rented for that time slot.

The owners of  “The Gregory” reserve the right to cancel a confirmed reservation (with good reason) at any time prior to
taking occupancy of the property. In the rare event this should occur, the initial deposit of 50%  will be forfeited by the
renter. We understand that there can be unforeseen emergencies that could cause you to cancel your reservations,
TRIP INSURANCE IS AVAILABLE AT YOUR OWN CHOOSING AND AT YOUR OWN EXPENSE.  TWO COMPANIES  WE
HAVE FOUND ARE www.travelinsured.com  and www.travelguard.com  Many more are available via the internet.

REFUNDS: We do not give refunds for rainy or overcast days, hurricanes or mandatory evacuations during severe
weather threats or for early departures. No refunds are made for power, cable or telephone outages, we will report the
problem. We do not refund for appliance, plumbing, mechanical or utility failure.  Report all problems to the office and
we will try our best to fix the problem.

PETS: We love animals but absolutely no pets are allowed in or on the property. Violation of this rule will result in
immediate eviction from the property without a refund.

ABSOLUTELY NO SMOKING IN THE HOME.  Ashtrays are available. Please use them,outside on the decks,

OCCUPANCY: Maximum occupancy is 7 with the exception of infants only. We will only rent to responsible adults over
the age of 25.  Adults cannot rent properties on behalf of under age guests. We do not rent to prom groups, school or
graduation groups, fraternities or sororities or youth groups with or without supervision. Any use of the home for
anything other than a family vacation must be addressed at the time of the reservation.

PARKING: RV’S and campers are not permitted on the grounds of the house at any time, and parking is now allowed on
the street., lawn areas or neighboring properties. If additional parking is needed please contact us in advance so we can
make arrangements. We offer motorcycle parking in a neighboring secure building.  If you are trailering a bike inform us
in advance so we can make the needed preparations for parking.

* Noncompliance with the rental agreement, terms & conditions, occupancy rules, subdivision restrictions, guest rules, or
pet restrictions or any illegal activity or conduct creating a nuisance, waste hazard or disturbance are each grounds for
immediate evictions without refund.


                                                    RULES OF THE HOUSE


We respectfully request that you remember you are staying in our home during your vacation. Please treat it with care
and leave it in good condition at check out. Guests are responsible for any damage to the property, home or furnishings.

We do not permit towels, sheets blankets, pillows, linens, dishes, glassware or any furniture items to be removed from
the home. Please see us for any special needs you may have and we will do our best to accommodate.

Remember you are in the woods. Do not leave any food items outside, the raccoons are very clever and can open
coolers.

Smoking is only allowed outside the home. Please use designated sand buckets for butts not the ground.

Outdoor fires are allowed in the designated fire pit. We cannot allow fires that are made out of control. Burn at a
reasonable level and there will be no problems. Burning is not permitted while the county is under a burn ban.

Please respect our good neighbors and keep noise to a minimum.

There is absolutely no cleaning of game or fish on the premises. Fish can be cleaned down the road at a fish cleaning
station. Please call us for details.  

Please do not have doors or windows open while the AC or heat is in operation.

Basic overnight occupancy is 6 people. Additional charges for extra people up to 7 maximum.

An adult (over 25) must be present at all times during your stay if minors are present.

Alcohol consumption by minors is not permitted on the premises.

This property is patrolled by the Houston County Sheriffs office. 936-544-2862



                                   PRIOR TO CHECK OUT



All dishes, pots and pans, silverware etc. must be washed and put away in the cabinets.

All trash must be bagged and placed in the trash bin at the side of the home.

Please replace deck furniture.

Please turn off all lights, close windows and lock property. Keys can be left on the kitchen table.

NOTE: HOMES LEFT IN A DIRTY OR UNSATISFACTORY CONDITION WILL BE SUBJECT TO A $75.00 CLEANING FEE.
